Expect each property to set its own application process
There is no single document list that applies to every Boston-area rental. A property may ask for identification, application details, references, income or financial documentation, intended occupants, and a background or credit screening. Ask for the written list and fee schedule before you start.
Explain what you can provide
If you are new to the United States, say which documents you have and which you do not. Ask whether the property considers school enrollment, references from abroad, proof of funds, or a guarantor. The landlord decides its criteria, and an alternative is never guaranteed. Do not use someone else’s U.S. credit information or misstate income, identity, or occupancy.
Check the lease and move-in money
Before paying, confirm the exact unit, rental period, occupants, monthly rent, utilities, maintenance responsibilities, and all upfront charges. Massachusetts rules generally limit permitted move-in payments; consult the state tenant guide and the official security deposit guidance. Ask for receipts and keep a signed copy of the agreement.
Submit information securely
Use a verified application portal and confirm the property contact through an independent source. Never send passwords, one-time codes, or banking login information. Store copies securely and avoid emailing a full identity document until the recipient and need are verified.
