Request one written total before committing
Ask for a line-by-line list of every amount, who receives it, when it is due, and whether it is refundable. Include recurring rent and utilities as well as any permitted move-in charges. Do not rely on a verbal estimate or an amount shown in an old listing.
Understand broker-fee responsibility
Massachusetts changed its residential broker-fee rules effective August 1, 2025. In general, the party who hired the broker is responsible for that broker’s fee; a landlord cannot shift the fee for a landlord-hired broker to the tenant. Review deposits and last month’s rent
The state explains permitted upfront charges and rules for last month’s rent, security deposits, receipts, and handling funds in its security deposit guidance. The details matter: confirm the amount, holder, receipt, and documentation before paying. If an amount seems inconsistent with state guidance, pause and ask a qualified Massachusetts housing professional.
Keep your own record
Save the signed lease, itemized payment instructions, receipts, and move-in condition documentation. Send funds only to a verified recipient using the method stated in the signed agreement.
